Before we start touring homes, I’ll connect you with trusted lenders to get pre-approved for a mortgage. This tells you exactly what you can afford and shows sellers you’re a serious buyer. It’s one of the most important steps and gives you a major advantage in competitive markets.

Home Search & Tours

I’ll set up a customized search based on your criteria and send you listings as soon as they hit the market. We’ll tour homes together, and I’ll point out things you might not notice, from structural details to neighborhood trends. I’m here to give you honest, expert feedback.

Make An Offer

When you find the one, I’ll help you craft a competitive offer based on market data, comparable sales, and the seller’s situation. I’ll negotiate on your behalf to get you the best possible price and terms. My goal is to protect your interests while keeping the deal moving forward.

Inspections & Due Diligence

Once your offer is accepted, we’ll schedule a home inspection to uncover any potential issues. I’ll coordinate with inspectors, review the findings with you, and negotiate any repairs or credits with the seller if needed. We’ll also handle the appraisal, title search, and any other contingencies.

Closing Day

This is the exciting part: you’re about to become a homeowner! I’ll walk you through all the closing documents, make sure everything is in order, and be right there with you at the closing table. Once the papers are signed, you’ll get the keys to your new home. Welcome home!

How much do I need for a down payment?

It depends on the type of loan. Conventional loans typically require 3–20% down, FHA loans as little as 3.5%, and VA or USDA loans may require zero down payment. I’ll connect you with lenders who can walk you through your options and find the best fit for your financial situation.

What’s the difference between pre-qualified and pre-approved?

Pre-qualification is an informal estimate of what you might afford based on self-reported information. Pre-approval is a formal process where a lender verifies your income, credit, and assets and issues a letter stating how much they’ll lend you. Sellers take pre-approval much more seriously; it shows you’re a committed, qualified buyer.

How long does the buying process take?

From start to finish, most buyers close within 30–60 days after an offer is accepted. The home search itself varies: some buyers find their home in a week, others take a few months. I’ll work at your pace and make sure you never feel rushed into a decision.

What are closing costs and how much should I expect?

Closing costs typically run 2–5% of the purchase price and include fees for the lender, title company, appraisal, inspections, and insurance. I’ll provide a detailed estimate early on so there are no surprises, and in many cases we can negotiate for the seller to cover part of these costs.
