What is a CMA and why it matters?

A comparative market analysis (CMA) estimates what your home may be worth by comparing it to similar homes that have recently sold nearby. It is not a quick price-per-square-foot shortcut, but a look at real closed sales in your area.

It helps sellers choose a competitive asking price and buyers make fair offers, using recent sales so your expectations line up with the current market and you are less likely to overprice, underprice, or stall.

How the CMA works

Your agent starts by collecting accurate details about your home and how the neighborhood is behaving right now—recent closed sales, active listings, and the tone of the current buyer pool.

From there they choose comparable properties that line up with yours on location, size, condition, and features, then adjust for meaningful differences such as layout, updates, lot size, and timing so the comparison feels fair rather than forced.

The finished report should give you a realistic value range and plain-language context you can use to list or make an offer, instead of leaning on a single number from a spreadsheet.

How it is different from an appraisal

A CMA is prepared by a real estate professional to support pricing, marketing, and negotiation on the open market. It is built to be practical and conversational, centered on what similar homes are actually doing in your area today.

An appraisal is a formal opinion of value from a licensed appraiser, often required when a lender needs to verify collateral for a mortgage. It follows standardized rules and carries weight for the loan decision, not for choosing your list price on its own.

The same sales can inform both, but they answer different questions. A CMA is also not a promise of what your home will sell for, and it does not replace a lender-ordered appraisal when your bank requires one. Unique homes and fast-shifting markets are always worth a longer conversation.
